As you may be aware, at In Ex Design we can help with all the stages of creating your perfect project. Whether that is providing advice prior to purchasing a site or building, supplying individual elements for your interiors or providing a complete design service from initial sketches, through to planning and construction. We offer a flexible service and occasionally our residential Clients suggest they manage the construction phase of their projects themselves in order to save money paying for a Main Contractor to do so.

A Main Contractor will charge something in the region of 10% – 20% for sequencing and coordinating the individual trades and managing health and safety. It can be easy to see this as an area where costs can be saved and far more favourable to reducing the size of an extension or lowering the specification for finishes etc.

The problem with this is that managing the construction phase can be highly stressful and fraught with pitfalls for an inexperienced Client, potentially costing more money than it saves. At In Ex Design we work closely with our Clients to provide them with what they want however our professional recommendation will always be for a Client to employ a Main Contractor to take responsibility for all of the construction works. This gives Clients a single point of responsibility should any problems occur, and it means that the person with the right skills and experience is organising the works. A Main Contractor will ensure that each of the individual trades complete all of the work they need to and to the quality that is required whilst also making sure the building site and construction process is safe and following the Construction Design and Management Regulations which govern health and safety.

However, if our Client decides that they still want to self-manage and that the risks are worth the saving, we can be there to help guide them through the process. We have had a number of clients who have successfully managed their own project on site and whilst it has no doubt been stressful, they have managed to make their budget stretch further for their dream home.
